      <title>PDC Affordable Housing has assembled a remarkable team</title>

      <description>I first met Nick Pavonetti a year ago. His ideas sounded right for the time as a commercial venture---his background is banking and commercial development---with a positive social benefit. &lt;p&gt;
I thought Karen Miller---whom I first met in the CRED class---added a formidable academic component and some sound experience in 'bureaucratese,' as critical a language skill as finance for a company that wants to work with public and non-profit agencies to develop affordable housing communities. &lt;p&gt;
Adding John Kynes gives the team a very powerful public affairs facet that clearly positions PDC among the top rank of affordable community development resources in Florida, IMO.</description>

      <description>Everybody looks great.&amp;nbsp; Although the middle of the back row looks a little fuzzy. It was an incredible learning and enriching experience to be a part of this course, this class, this collaboration, this group of community developers.&amp;nbsp; I truly believe that our impact will be felt in Florida (from Brevard County thru Orlando to Fruitland Park thru Plant City into Tampa and throughout Hillsborough County)for years to come.&amp;nbsp; Heck, there might even be rumblings in Key Biscayne and tremors in Tallahassee, baby.&amp;nbsp; Honestly, with the legacy of Florida CRED.org to continue keeping our ideas and endeavors in the forefront, our potential impact will exceed any and all of our expectations. To all I say congratulations and keep it going.&amp;nbsp; Happy adventures with your HP12C in hand, fellow CREDers.......&amp;nbsp;</description>

      <description>Steve, you really have a way with words.&amp;nbsp; I have also enjoyed the CRED class.&amp;nbsp; Most of all, I have enjoyed meeting all of our classmates and look forward to many years working together.&amp;nbsp; This article gave me goose bumps; I thank you so very much for your efforts and in helping with the CRED Yearbook.&lt;br&gt;
